A home passes through three sets of hands: the people who build the shell, the people who make it work, and the people who run it once it's lived in. At Blackstone they are the same people.

    New-build houses and small apartment buildings, extensions, conversions and whole-house refurbishment. We work to your architect's and engineer's drawings, book Building Control at each stage and leave the site tidy every evening.

    Installation & fit-out

    Everything that goes into a building after the shell: heating and hot water, electrics and lighting, kitchens and bathrooms, ventilation, insulation, joinery and the connected-home kit — first fix to commissioning, with the certificates to prove it.

    Once the keys are handed over, we stay. Service charge budgets, repairs, compliance, cleaning, gardens, insurance and the AGM — for the buildings we build, and for blocks that need a managing agent who answers the phone.

  1. Layer one

    Structure

    Footings, walls, floors and roof, built to the drawings and inspected at each stage. This is the part everyone can see going up — and the part that has to be right before anything else can be.

  2. Layer two

    Services & fit-out

    The part nobody sees once the plaster is on: heat pump and cylinder, pipework, cables, ventilation, insulation — then kitchens, bathrooms and lights. Installed by the same team that built the shell, so nothing gets buried that shouldn't be.

  3. Layer three

    Lights on. Keys over. We stay.

    Handover isn't the end of our involvement. The building gets a maintenance calendar, a service charge budget and a phone number that still works in year ten. That's the "stay" in the name.

Who we are

A new company, built around an old complaint.

Blackstone Stay Management was incorporated in June 2026 and works out of Haymarket, in Westminster.

Ask anyone who has bought a new flat in London what happened after they moved in, and the story is the same: the builder had gone, the managing agent had never seen the plans, and the first year went on working out whose fault the leak was. We set Blackstone up so that the people who build the building are the people who look after it. Same drawings, same team, same phone number — before the first course of stone and long after the keys are handed over.

    The site manager who built your block is on the end of the phone when something in it needs fixing.

    Nothing buried that shouldn't be

    Every pipe, cable and valve is photographed and mapped before the plaster goes on. The map comes with the building.

    Service charges itemised line by line, agreed with residents, reconciled every year. No round numbers.

    The building gets a calendar

    Fire, gas, electrical, lifts, insurance, roof, heating: every check has a month and a name against it.

How a project runs

Five keys, handed over in order.

Every project goes through the same five stages. Each one ends with something you can hold: a price, a programme, a folder of certificates, a set of keys, a calendar.

  1. Key 1

    Site & brief

    We visit, measure and read the drawings. You get a written, itemised price and a straight answer on timescale.

  2. Key 2

    Build

    Footings to roof, to the engineer's design. Building Control and party-wall matters handled; neighbours told before the noise.

  3. Key 3

    Fit-out

    First fix, second fix, commissioning. Gas, electrical, hot-water and water-regs certificates in a folder, not a drawer.

  4. Key 4

    Handover

    A walk-through, a snagging list we actually close, the building's own manual — and the keys.

  5. Key 5

    Stay

    A maintenance calendar, a service charge budget, an out-of-hours line. We stay on as managing agent for as long as you want us.

Central and west London, mostly. Ask about anywhere else.

We're based in SW1, so most of our building and management work sits inside the North and South Circular. A block further out is a conversation, not a no.

The lit tiles are our usual patch, not a fence.
