Build · SIC 41202
Domestic construction
Houses, small apartment buildings, extensions and conversions, built to your architect's and engineer's drawings by a team that will still be around when the building is ten years old.
We price from the drawings, not from a walk round with a notebook. The quote is itemised by element — substructure, structure, envelope, roof — so you can see where the money goes and what changes if you change your mind. On site, Building Control is booked at foundations, damp-proof course, structure and completion, and the neighbours get dates, hours and a phone number before the first delivery.

- Party Wall Act notices go out before we start — we'll tell you which ones you need
- New homes now get heat pumps, not gas boilers, under the Future Homes Standard; we build for it from the footings up
- Planning and design stay with your architect; we price from their drawings and flag anything that won't build
- Every hidden element is photographed before it's covered up — the photo set comes with the building

Installation & fit-out
Everything that goes into a building after the shell — heating, hot water, electrics, ventilation, kitchens, bathrooms — installed by the people who know where every joist and lintel is.
First fix is where most buildings go wrong quietly: a pipe run that can't be reached, a cable buried without a map, a fan that vents into the loft. Because we built the shell, we know what's behind every wall — and because we'll be managing the building, we'd rather not have to open it again. Each installation is commissioned, certificated and photographed, and the certificates go in the building's folder on handover.

- Full rewires, consumer units, lighting and data
- Kitchens and bathrooms, first fix to silicone
- Ventilation, MVHR, extract and ducting
- Insulation, acoustic linings and dry-lining
- Intercoms, access control and EV charging
Good to know
- Gas, electrical and unvented hot-water work is signed off by registered installers; the certificates are lodged with Building Control and copied to you
- Commissioning sheets for heating and ventilation are part of the handover, not an extra
- We'll install into a building someone else built — after a look at what's already in the walls
- Smart-home kit is welcome, as long as the light switches still work when the Wi-Fi doesn't

Residents' property management
Once the keys are handed over, we stay: as managing agent for the buildings we build, and for blocks that need someone who reads the drawings and answers the phone.
A well-run block is mostly a calendar and a budget that people can read. Every building we manage gets a twelve-month schedule of inspections and servicing, a service charge budget itemised line by line and agreed with residents, and one number to call — in office hours, and out of them for the things that can't wait. Once a year we sit in a room with the leaseholders and go through the accounts, item by item.

- Fire risk assessments, gas, electrical and lift compliance
- Communal cleaning, grounds, bins and cycle stores
- Buildings insurance, renewals and claims
- AGMs, Section 20 consultations and residents' communication
Good to know
- Leaseholders' money sits in a ring-fenced client account, reconciled monthly
- The out-of-hours line is for genuine emergencies — water, power, security, fire — and is given to every resident at handover
- We take on blocks built by others after a full inspection and a read of the lease; if it isn't right for us, we'll say so after the first visit
- Fees are a flat amount per flat per year, stated on every budget — not a percentage of the spend

Building & fit-out
A fixed, itemised price
Priced by element from your drawings. Staged payments against work finished and inspected, never against the calendar. Changes are priced before they're built, in writing.
Management
A flat fee per flat, per year
Agreed in advance and shown on every service charge budget. It doesn't rise because the roof needed work. Contractors are instructed at cost, with quotes you can see.
Visits & proposals
The first look is on us
Inside our usual patch, the site visit and the written proposal are free. Further out, we'll tell you before we set off whether there's a charge.
What we don't do
Sales, lettings and valuations — that's an estate agent's job. Commercial, retail and industrial work. Planning and design, which stay with your architect. And taking on a block we haven't walked through with the drawings in hand.
